Before you decide to sell

Thinking about selling does not commit you to a move. It gives you a chance to look at what is working, what has changed, and what you would like your next chapter to look like.

Name the reason behind the move

Are you looking for less maintenance, different space, a new location, or a change in housing costs? Write down the reason in plain language. It can help you evaluate whether a possible move actually addresses the need.

Consider where you would go next

You may be considering another purchase, a rental, or a temporary arrangement. Explore how each option would affect your timing, belongings, household routines, and budget. If you need to buy and sell, discuss the sequence before relying on a particular closing date.

Ask for a fuller picture of the costs

A potential sale price is only one part of the conversation. Ask about your mortgage payoff, agreed service fees, possible closing expenses, repairs, concessions, moving costs, and the cost of your next housing arrangement. Request an estimated net-proceeds worksheet with its assumptions clearly identified. An estimate is a planning tool, not a guaranteed outcome.

Make preparation purposeful

Before starting a major project, discuss whether it fits your timeline and goals. Begin by gathering home records and making a list of questions about condition and preparation. Ask what disclosures and documents apply to your property; do not guess or leave out information because you are unsure whether it matters.

Leave room for the personal side

A home may hold memories, responsibilities, and complicated decisions. Identify who needs to participate and what support would make the move easier. If ownership, inheritance, divorce, or tax questions are involved, bring the appropriate qualified professional into the conversation.

Your next step

Write down what you hope a move will change—and what you want to protect during the transition. Diane can help you organize the real estate questions around those priorities.
